In 2004 as part of Brent Housing Partnerships Year
1 Decent Homes Programme Mulalley were awarded a fast track
refurbishment of 2 tower blocks, Lodge and Manor Court.
193 kitchens and bathrooms were renewed in 20
weeks and an intensive Resident Liaison process was required as
all properties remained occupied.
The works were completed on schedule.
Following this project Mulalley were selected
through an OJEU process as one of 4 contractors to partner the
Year 2 and 3 Works Programmes for Brent Housing Partnership.
Working with consultants, Mulalley jointly surveyed the properties
and undertook £6 million of Decent Homes Works in year 2004/2005
with a similar workload in the following 2 years.
The works are full Open Book Partnering utilising
the NEC Option A.
KPIs and recording continuous improvement in both
the quality performance and financial aspects of the project were
essential on this project. All partners have utilised an ‘e-portal’
website to input and monitor the agreed KPIs and used this to
continually demonstrate best value.
The project team delivered 80-100 completed units
per month with quality and resident satisfaction levels in excess
of 90%.
