2007 proved to be an exciting year for Mulalley. Great contract wins for both New Build and Decent Homes have put us in a strong position to continue the company’s growth in 2008.

2007 saw Mulalley presented with awards by the Considerate Constructors Scheme and London Excellence. Both awards recognise the achievements of our staff in providing a consistently excellent level of customer care.

Every indication shows that 2008 will exceed our expectations on all fronts.

Mulalley Wins in Newham

Mulalley were recently appointed to four Decent Homes frameworks by the ALMO Newham Homes in East London. Mulalley are the only contractor to be selected on all four frameworks of this £150m programme.

Framework 1, a Tall Blocks Refurbishment programme, comprises envelope works on 74 tower blocks. Coincidentally, the Mulalley programme starts at the tower blocks on the Little Ilford Estate where Mulalley is also partnering to construct 147 new homes including 50 for sale with Gallions Housing. 

Framework 2, an Internal Modernisation Programme, includes kitchen and bathroom replacements. 

Framework 3 is a Low Rise Enveloping Programme involving external and common parts improvements.

Framework 4 is a Street Properties Improvement Programme encompassing 1,500 homes, mainly built pre-1940. The works involve a variety of modernisation including heating, plumbing and electrical systems, replacement of external decorations and alterations to internal layouts and extensions.

Decent Homes Roundup

Homes for Haringey 

Mulalley are appointed partners to  refurbish kitchens, bathrooms and electrical systems to more than 4000 homes throughout the Wood Green area.  This work is part of the £230 million investment by Homes for Haringey to meet the Borough's Decent Homes standard.

Phoenix Homes 

This resident led Community Housing Trust in Lewisham has appointed Mulalley as partners to refurbish their homes to the ‘Phoenix Standard’, a specification higher than the Government’s Decent Homes Standard.  This is a 5 year framework with a total expenditure of £71 million.

Roundshaw Homes 

Roundshaw Homes and Mulalley kicked off the start of the Decent Homes improvement programme at an official ceremony at Roundshaw Homes’ office in Wallington. 

The Charter explains how the partnership will work together to deliver the £12 million programme to carry out new kitchens, bathrooms, heating and external landscaping works.

Mulalley scales the heights in East London

Contracts for the refurbishment of tower blocks in Newham and Barking & Dagenham are underway

Following Mulalley’s successful completion of the first phases of the Brooks Road Refurbishment, the next phases, Tanner and Nicholls Points have begun. 

Due to the nature of works residents of both blocks were decanted. The Mayor of Newham, Cllr Robin Wales and Cllr Zulfiqar Ali attended with our own RLOs to wish estate residents well when the decant started late last year. 

In Dagenham the refurbishment of the Oldmead & Bartlett’s tower blocks for Barking Council also began in 2007. These are the first of the Decent Homes improvements to Barking's 33 blocks.

Medcliffe Nursery

When the children at Medcliffe Community Nursery told the Mulalley Team that their kitchen was in need of refurbishment we were only too pleased to help. 

This assistance was part of our Community Support Initiative in Ealing where we are partners for a £250 million Decent Homes Programme for Ealing Homes.

Focus on New Build - 

A number of exciting projects are currently underway including:

Salisbury School for London Borough of Enfield

This £4.2m 58 week design and build project is for the construction of 3 extensions together with major refurbishment and alteration works. This scheme provides additional teaching space including science labs, classrooms, IT, music and drama facilities.  The buildings are of timber frame construction to meet sustainable targets.

New Technology Block in Neasden

In 2007, Mulalley was appointed Design and Build Constructor by the College of NW London for this £8.2m project. 

The scheme is for a new Technology Block to house teaching facilities for electrical, mechanical, motor engineering and construction.

The project is designed to highlight a variety of the latest building techniques and materials and once complete the building will be used as a teaching aid.  The building was topped out in February 2008.

Ramsay Hall - UCL

This prestigious £6m design and build scheme for University College London will provide much needed student accommodation in Bloomsbury, Central London. 

The 2400m2 8-storey scheme is built within the courtyard of an existing Hall of Residence and abuts a Grade 2 listed Hostel. 

Its close proximity to occupied buildings and very restricted access made it a logistically challenging project.

Rainwater harvesting and a highly efficient combined heat and power plant form part of the building’s sustainability strategy.

The building was topped out to a delighted client in February 2008.

Tottenham Mortuary - North London 

Mulalley has been awarded an unusual project by Haringey Council in North London. 

This £2.9m, 40 week, project is to provide a new underground mortuary to replace existing facilities in the Borough

1 Knightsbridge

The internal refurbishment of two floors of a prestigious West End building has recently been completed for an International Oil Group.

Initially a fast track refurbishment of the second floor of 1 Knightsbridge was commissioned, closely followed by the third floor fit out which was awarded following a negotiated process. 

The project, value £1.6m was undertaken whilst the building was occupied and was completed with minimal disruption to day to day operations.

Focus on Residential

Sherrygreen Homes, the residential development company within our Group, has a stunning development in the heart of Leytonstone, Bridge House, consisting of 11 one-bedroom and 2 two-bedroom apartments.

Hillingdon Partnership

The 1st November saw the opening of a new Decorating Partnering office in West Drayton. The office provides a base for the Mulalley Planned Maintenance team who are undertaking the cyclical painting and decorating works in partnership with Hillingdon Homes across the borough. 

The Mayor of Hillingdon, Councillor Catherine Dann, officially opened the partnership office and praised this successful decorating partnership which is now in its third year.
